Facts about the Sunnyside Affordable Housing Project

Sunnyside is an affordable housing rental development. The project is a partnership between the Town of Telluride and San Miguel County. It is located immediately west of Eider Creek in between Telluride and Lawson Hill.

The Sunnyside Project Committee includes representatives from the Town of Telluride and San Miguel County. Recommendations for the development are forwarded from the Committee to the Telluride Town Council and San Miguel County Board of Commissioners for final approval.

Sunnyside will have 30 rental units including townhomes, an apartment building and tiny homes with 1, 2, 3 and 4-bedroom units. The Town of Telluride and the County have reserved two units each and there will be a 4-bedroom unit reserved for an in-home daycare unit.

Project completion is expected in Summer/Fall 2022. The Committee anticipates initiating the application/lottery process on or after May 15. The application period will be open for 4-6 weeks. The County and the Town are committed to widely advertising the application process.

Final rents and occupant qualifications standards have not been approved by the Board of Commissioners (BOCC) and Town Council. The BOCC and Town Council initially approved Area Median Income (AMI) targets of 80-110 percent. The Committee has discussed extending the upper income limit to 200 percent AMI, but no final decision has been made.*

The development is designed to a Net-Zero Energy standard, with onsite solar offsetting the project’s annual energy use. There will be no natural gas connection to the site. The design/ build team is tracking the development’s carbon footprint. The carbon calculator was funded in part by Colorado’s Department of Local Affairs.
